Brush Park - Form Based Code

The City of Detroit along with Utile, an architecture and planning firm from Boston, and Hamilton-Anderson, a Detroit based multi-disciplinary firm, will create design guidelines and density recommendations for future development, as well as, a public open space development strategy that will meet the outdoor and recreational needs of the existing and projected population of a fully developed neighborhood.

The design team will produce a schematic level development capacity study for the district, visioning the form and mass of vacant and undeveloped land, within the context of the Brush Park Historic District's "Elements of Design”. The schematic design of a developed neighborhood will inform additional deliverables of design guidelines, density recommendations, and a public open space strategy, including streetscape design. The capacity analysis for the neighborhood will include urban design massing, development density, sustainability, streetscape, and parking constraints. Within this context, the design team will work with City-officials (including Historic District and City Planning Commission staff as well as other departments), residents, and stakeholders to create form-based code design metrics and images intended to be adopted as a zoning overlay for the neighborhood.

The new code is intended to regulate land development, ensuring high-quality public spaces defined by a variety of building types and uses including housing, retail, and office space and will incorporate a regulating plan, building form standards, street standards (plan and section), use regulations (as needed), descriptive building or lot types (optional), and other elements needed to implement the principles of functional and vital urbanism and practical management of growth.
