Remember to apply for this program, you must:

  1. First, find your lender and get pre-qualified for a mortgage.
  2. Second, find your home and have a signed purchase agreement.
  3. Third, take a homebuyer education class.
  4. Lastly, apply to the DPA Program.

Program Details

 

  • You must be a homebuyer who has not held marketable interest in a property in the last 3 years.
  • You must prove that you have resided in the city of Detroit for the last 12 months OR you must prove that you lost a home due to property tax foreclosure within the City of Detroit between the period of 2010-2016.
  • Your total household income may not exceed 80% of the area median income for your household size issued annually by the U.S. Department of Housing and Urban Development. See the table below for income limits.

  • You must complete the required HUD-approved homebuyer education course, and obtain your HUD education course certificate.
  • You must purchase a 1-2 unit property in the City of Detroit as your primary residence and plan for it to remain as your primary residence for the next 3 years.
  • You must contribute a minimum of $1,000 towards the purchase of the property.
  • The housing expense ratio must not exceed 30%.
  • The program offers up to $25,000 to be used for downpayment, prepaids, interest rate buy down, closing costs, and principal reduction. 
  • The total amount of assistance cannot exceed 50% of the purchase price, down payment, prepaids, interest rate buy down and closing costs.
  • There will be prioritization for residents who can provide evidence that they were impacted by the August 2023 flooding. Or if their Detroit property was foreclosed due to property tax over assessment between 2010 - 2016.
  • THE PURCHASED HOME MUST BE THE PRINCIPAL RESIDENCE FOR THREE (3) YEARS AFTER AWARD OR THE AWARD MUST BE REPAID.

Fair Housing Act Disclosure
